In the UK an Estate Agent is normally employed by seller to find a buyer. The agent negotiates a deal that both buyer and seller are happy with. In doing this they may not always disclose information about one party that may be of benefit to the other - even though their fee is paid by the seller.
In the USA Real Estate Agents act for either the buyer or seller, not both. The Sellers Agent is under a legal obligation to act in the Seller's best interests. What does this mean to you? For a start it means the Seller's Agent must work to get the highest possible price and the best possible terms for their client. This means the agent is legally bound to disclose anything you may say that could increase their clients bargaining power.
It is equally true that the Buyer's Agent is legally bound to act in your best interests. Acting as your Buying Agent, American Homes Network can provide you with valuable information about the seller and their property this may include:
