3 page Pyestock ‘1.5M sq ft shed scheme’ article recently appeared in the
Estates Gazette, the Trade’s leading property journal. We have shown a few of
the interesting points, with more to follow:
A study issued in May
2006 shows that over half of South East England Councils are restricting
logistics developments, mainly because of 24 hour operations and traffic
generation concerns!
A
key point, which is made even more interesting (and slightly amusing) as one of
the ‘straight talking’ Pru’s agents (King Sturge) has previously written a
report with a recommendation that Mega Depots should be located:
“away
from incompatible neighbours, such as housing, so that occupiers are able to
benefit from no restrictions on hours of operations and no restriction on
vehicle movements”!!
A
40 tonne, five-axle lorry causes tens of thousands of times more damage than an
average car.

“What
the developers ought to consider is what public benefit they can produce..
“[the
previous usage] ..was also in the national interest – something that can’t
be said for a commercial scheme, which is run purely for private profit.”
